What Information do I need to complete a Lease Application?
Lease applications for North Coast Plaza are available by calling the office at 814-835-7740. Tenants will need to submit their lease application which results in a credit and background check for all tenants who lease.
Do I need to pay a Lease Application Fee and how much is it?
North Coast Plaza requires a $50 application fee to complete and submit an application for leasing. If the applicant does not pass the credit check an additional application for a co-signer may be required.
Who do I contact if I have questions about completing the Lease Application?
The office of North Coast Plaza is open Monday through Friday from 8:00 am to 4:30 pm. Please call 814-835-7740 with any questions and we will guide you through the process of leasing.
How much is the security deposit and what is the security deposit used for?
The security deposit is equal to one month’s lease rent. The security deposit is used for any excessive damages to the leased property other than normal wear and tear. Tenants will have a final walkthrough of the facility (on the last day of the lease agreement). All tenant furniture and belongings need to be removed from the premise to do a final walk through. This final walk through of the leased space will identify any areas of damage, excessive wear and tear, and or areas that need to be cleaned. The security deposit will be reconciled with any areas that were damaged or broken and the balance of the security deposit will be sent back to the tenant’s forwarding address withing 30 days of the lease expiration date.
When do I move the utilities into my name?
Upon submission of your security deposit and signing the lease, applicant will contact the utility companies to transfer the services into the tenant’s name. Moving utilities into tenant’s name may take a week or so and therefore it is imperative to do this as quickly as possible. North Coast Plaza’s office can provide a list of current, utility contact numbers for the tenant to call when the lease has been signed and all paperwork has been finalized.
If my credit score is not good can I still be considered for leasing a property?
Yes, the credit score is only one criteria in the process to lease from North Coast Plaza Properties. Other factors include background checks, personal references, good employment history and sometimes a co-signer is needed to complete the approval process. When is Rent due?
Rent is due on the first day of each month. If rent is not received by the 5th day of the month (postmarked if mailed) there will be a late fee accessed to the tenant. If rent is not received (in the office) by the 10th day of the month, notice of termination of lease will begin.
Where do I mail my rent or where can I make a rent payment?
Tenants can make rent or lease payments in person or by mail to the North Coast Plaza offices at 5739 West 26th Street, Building C, Erie, Pa. 16506. Office hours are from 8:00 am to 4:30 pm, Monday through Friday. The North Coast Plaza Real Estate Office has a Rental Payment Drop Box or Night Repository for those tenants who pay their rent after office hours or on weekends. The Rent Payment Drop Box is located on the left, inside pillar as you face the front door to the North Coast Plaza office in Building C.
Do I need Renter’s Insurance?
Yes, Renter’s insurance is highly recommended. Renter’s insurance gives you “piece of mind” and offers financial help when something bad happens to your possessions or belongings in the leased space. Further, renter’s insurance can help pay for unforeseen damage to the leased space such as water damage caused by tenant mistake or error.
How do I fill out or submit a maintenance request for my leased space?
Tenant’s can access the Buildium Portal to submit maintenance requests and or pictures of items that need attention. The office will pick up the maintenance requests on the next business day (unless it is an emergency water issue or the like) and schedule to have the maintenance staff contact you via phone and arrange a time to fix the item in question. Upon completion of the repair, the tenant will receive a “Maintenance Satisfaction Repair Survey” on the repaired item. North Coast Plaza tries our best to keep our tenants happy and we appreciate the feedback on the Maintenance Repair Survey to help us continually improve. Tenants may also contact the office at 814-835-7740 during working hours.
When my lease is up, how do I renew this?
120 days prior to your lease expiration date, the office will send out an email asking the tenant if they want to renew the lease for an additional term with the new lease amount. The tenant will need to notify the office prior to 90 days of the expiration date if they plan to renew their lease or not. If the tenant does not notify the office of their intent to renew the lease by the 90th day prior to expiration of the original lease, it will be assumed that the tenant will not renew the lease. The North Coast Office will schedule a move out and start to market the leased space for another tenant.
What are my responsibilities at the end of my lease?
Tenants who are moving out of the leased space must refer to their lease and reference the sections of the lease identifying the Tenant’s duties at the end of the lease. Tenant’s must have all of their items, equipment and belongings removed from the leased space prior to the lease expiration date. The tenant is responsible for cleaning and returning the leased space in as good as condition as when it was given to the tenant. This leased spaced should be vacuumed and cleaned. All garbage and trash removed from the leased area. The final walk through of the unit may identify any damages that are over and above “normal wear and tear”. The security deposit reconciliation will identify any areas that needed cleaned or repaired and itemized accordingly.
